Just had the first beer with my eldest. Simple things and all that but thought about this moment for ages. Still a bit young but he wanted to try it and he enjoyed it. Another 5 years and l’ll be supping with another two of them!
If the extension is within permitted development rights you'll need to get a Lawful Development Certificate (LDC) issued if you intend to sell the house. (It also keeps shut up any complaining neighbours). Apply before you start the works and I think it's just 1/2 the regular fee so 103. From prior experience.
I’ve been to Ducati Manchester with Matt46to get a new rear tyre fitted to the Panigale. Mooched around there for an hour or so then we rode across to Ducati Sheffield to help scrub the new tyre in and for a mooch. Bike and leathers all cleaned and put away till next time.

Thanks i will have a look, They mentioned they used to have an inspector come round and take a look and then sign it off but now as usual everything is on line. Shame she didn't mention this to me.
Yeah, you'll probably have to make the application through the planning portal website and make payment at the same time. Your local Council will then check the application, may or may not send someone around to check it out and if it's all as you say then they'll issue the LDC which your solicitor will need to show to a buyer in the future. You'll also need to inform Building Control in your local Council of what you're doing and they may or may not make a checkup that all works are done in accordance with current building regulations. If you're probably going to sell it would also be handy to have confirmation from Building Control that it was built in accordance with Building Regs. Hope this helps.
Just booked to go to Kuredu in September for 12 blissful nights. Thanks to @comfysofa for the help and advice telling me about the place. Don't forget to get ready to freeze frame Andy

Up the gorge, scream along the b3130 past the castle of comfort and then back down Burrington Combe which tbh is more fun than cheddar gorge imho. I used to cycle up burrington as a training ride when I lived near butcombe. 22 mins of uphill pain..
