Having just had an offer accepted on a new house I need a garage, new place has plenty of room for one to be built just wondering if anyone has ideas on rough price for one to be built? I’ve looked a pre fab ones which maybe an option but would prefer a brick built one
This all depends on the specification ie soil condition/detached/single or double/ flat or pitched roof,with windows/sidedoor/electics etc and the builder.
Had a quote last year for a 16ft X 30ft cavity construction, pitched roof smooth concrete slab for £18k. On top was £4k for electric garage doors and internal electrics
Had a timberframe insulated, Cedral clad garage built about 2 years ago on an existing base. Double glazed upvc windows and Velux skylights, electrics, lighting. Garage approx 30ft x 10ft. Cost around £18k (daaarn saaarf prices)
If you are going to be there for a while and building new, I wonder if planning for underfloor heating and a solar panel/s to heat and supply electric for the garage might be worth it so as to future build it?
As said before 15 to 18 k I just finished building my father in law one. He paid for stuff I gave him free labour cos I’m that kind of good guy lol
Seems about 15k or so then, I was tokd about £1250 per square meter a we’re having a 2 storey extension done as well Estate agent said garage adds about £25k to value of property whether this is true or not but seems worthwhile if it does
Extending my single garage to make a double. Footing where needed, electrics all there, flat roof, plaster finished 18k quoted
We recently (couple of years ago) did a 2 storey wraparound and included a garage in that. The extension doubled the house size and cost around £150k including a built in garage. Obviously it’s very difficult to attribute how much of it was garage but certainly doing it with the extension you mentioned, just gets the costs lost in the mix and less of a concern.
If not going double cavity, which I would certainly do, then consider a solid wood log cabin style garage. Mines 70mm thick timber and remains around 50% RH in mid winter with no heating on which is ideal. Cost £7k 12 years ago, all in - built in 2 days very easily on my own.
I was quoted around 12k to remove my wooden garage much like Blossom's (mines 6x4m roughly), replace base with one with DPM, single skin breeze block render on outside. Reuse perlins, and reroof. No door or windows in quote.
