Guy moved in 1 st of sep. paid for sep, paid Oct . Dissapeared on me now. No money, no answers, phone calls, text, nothing. Police? Didn’t think they will get involved?
Not for civil disputes. Have you protected the deposit? Get a solicitor to issue a section 8 or 21 notice. Be prepared to shell out more.. Are they still there, if not, you can issue an abandonment notice.
Yes, done all by the book. Been told can’t issue S21 notice till 2 months in arrears? Went round there today, no sign of anyone? Not sure if I have right to enter or not?
could be worse, could be still be there and not paying up, bad tenants can be a nightmare to get rid off, get the locks changed!!!
Yev under no circumstances get the locks changed, unfortunately, you've got to play by the rules which are definitely weighted and in favour of your tennant. Sold my rental recently, I was lucky with a 12 year tennant and couldn't face a potential issue with a new one. Make sure you document everything, attempts to contact etc. Get some legal advivce before you do any more. Good luck and hope you can resolve quickly. Nige
A mate of mine, waited until the person went to work and went in and took out half a dozen window panes out (internal glazed) and took the front door of its hinges the tenant cleared his stuff out the next day, Some times its best to pay the tenant a grand etc to move out a mates done this before which will turn out cheaper in the long run, as we all know it depends on what kind of a person the landlord is to which way they like to sort things out. Sorry to hear of your problem but its so common now.
I'm an avid watcher of "Nightmare tennants, Slum landlords" and it put me off getting into this game forever. There was a similar situation on there, and the advice was as above. DO NOT change the locks, you'll have to go throuh due process unfortunately.
Mate of mine going through similar scenario at the moment with a non paying tenant, but he's having a go at the letting agent, for not starting the legal process much earlier. Unfortunately my mate has a slight sympathy with the tenant as the lads been sectioned, so he's not there but my mate has been told not to go in and change locks.
Sounds like you got away with a bad tenant the right way. Rather than have them living in a property & refusing to pay,..
Contact the local mental health teams asking for his care co-ordinator explaining he will not be allowed back in when he is released. This will give them time to organise housing/shelter for him.
