If they are selling through worlwide Auction Houses for £20k then that is the best guide to the value surley? I'm just checking as it's all there is to go on for a definite recent sale price
If the asking price is £30k then I don't think it will sell just yet and isn't really seriously for sale. Only time will tell, but I guess he hasn't had any offers anywhere near which might tell you something.
I am a buyer too at the moment so will not pay the next 5 years speculative uplift in value

Well, the fact he has sold all of the nice bits from it and returned to standard, I think he's serious about selling.

Whether he needs to adjust his expectations or not will be seen. It'll go for what it's worth and if overvalued, won't sell imo.
