SimonT has given some worthy advice here. Does anyone on your street have the same extension you want? If so ask if you can look at the plans therefore not needing An architect to draw these up for you this could cost somewhere in the region of 300- 500 dependent on what you want, you can apply for building regs yourself about £150 it will take approximately 6-8 weeks, each stage of Your build will need to be inspected. You are better to source your own materials and then seperate labour for Each stage rather than getting a builder who will project manage the whole job, as they will only employ labour, groundworkers, plumbers electrician etc and load the cost. Your better to manage it yourself to keep your costs low, I am sales manager for a new homes builder I have a number of contacts in all areas, if you need any help just give me a shout, I also of course get builders discount!!

We're having an extension done at the mo. Single storey 7 x 4m, pitched roof with vaulted ceiling inside 3m wide bifold doors total job coming in at a smidge over £15K Add on another £1.5K for plans, planning & building regs.
That's why mine is up for sale at the moment.....in theory, probably better than a pension plan, but the market is pretty stagnant as far as I can tell (and my work is in that field, so.......) AL.
Especially after us Dad had killed us, wi' bread knife after we paid to go to work 25 hrs a day.......Lol....
