Wow Bex so much advise I just can not believe no one else offered yet to pop in for tea and bacon butty. So I will pop in for bacon butty and tea, might even help when I am there but no promises .

First things first, have enquired with the landlord to check they can't be bribed into a) paying for the materials or b) even better getting someone else to do it.
