Why not ICF for the garage? It’s one of the things I’m considering for my build. I’m a big fan of insulation, if you insulate you hardly need any heat, relatively.
As it’s detached and won’t be heated I could not see any point in the extra expense, the house cost a fair bit to build, there’s over £9000 worth of Celotex in the floor and roof. Had the garage been attached then I’d used the ICF, unfortunately the plot isn’t wide enough for the double garage to be attached on the side.
Yeah, I understand. I need to do costings for different materials. ICF, or lightweight blocks or even sips. Also I might look at putting in some under floor heating pipe work in the slab just to keep the chill off in the winter and stop condensation.
I’m not expecting too much condensation, I did put a full damp proof membrane in the slab. And it will have plenty of ventilation with the dry hips and breathable roofing felt. Are you planning a double or single ?
Insulation is essential imho. Mine stays pretty constant all year round. Ok I can’t get WiFi in there but I also barely get condensation even in the worst of winter and it’s actually quite pleasant to be in when boiling hot outside

That’s all mine has. When I had one attached to house it wasn’t a problem, but all the ones detached were. I had my current ones extended a bit and all insulated and it wasn’t a damp mess first couple years here and now bone dry
Quadruple, maybe even 5 car spaces, but not necessarily for cars of course. 2 bikes, 3 car spaces and room to work on them. We’ll see if I can get planning permission and the cost of it.
can you self build or will you have to pay a builder ? My double will be about £11k but I’m self building the majority, so that’s £10k of materials.
Mine, which was keep 3 walls, build out 5’ wider and 20’ long (about 8 sq meters bigger) plus new roof lined and plasterboards was £21k.
To keep the cost down if building large and less complicated try and think more industrial materials, roof and side cladding (insulated panels) very quick and easy to fit if your ok using hand tools and get a firm to fit a roller shutter door, it also depends on the look if next to your house, My son and i did this on our industrial unit last year added 500 sq,ft Roof purlins are 9.5 meters long and we sprayed the roof and purlins in an anti condensation paint which acts like micro sponges and soaks up the condensation and releases it slowly when the temperature warms up not had any problems with any dripping off the roof (only a few drops of the clear window light sheets) View attachment 335138
